We are developing a new hybrid project in Tampere

We have signed an agreement with Lujatalo for the construction of a service centre in Tampere. The hybrid project is part of the new district centre of Peltolammi–Lakalaiva, where a 7,700 sqm service property will be developed, combining public and commercial functions. The property will house, among others, services from the City of Tampere, the Pirkanmaa wellbeing services county, and Kesko.

This project marks our first significant new investment in the social infrastructure segment. It is a demanding hybrid project in which public services and commercial premises together form a cohesive service property. Kesko’s grocery store will bring commercial activity to the site. It is great to see a long-developed project now getting underway under the leadership of Lujatalo, comments Juha Lehtonen.


Hotel Investment in Tampere

We have acquired a property in Tampere where the Lapland Hotels Arena is located. LähiTapiola, OP, Ilmarinen, and SRV have sold their ownership stakes in the property to us.

The modern full-service hotel operating in the property is situated in connection with Nokia Arena and Tampere railway station, serving both event visitors and travelers in a versatile way.

With this acquisition, we now have hotel properties in all of Finland’s largest cities, further strengthening our position in the hotel market, comments Juha Lehtonen.

We Invest in the Rauma Port Area

We have entered a new real estate segment in Finland by acquiring a property portfolio located in the Rauma port area. The seller in the transaction was UPM-Kymmene Oyj. In accordance with Finnish law, the city has a statutory pre-emption right to the property.

The acquisition comprises approximately 21 hectares of land and 12 buildings used for logistics and industrial operations. The property portfolio is operated by the port operator Euroports Rauma Oy.

“This is a significant real estate investment serving industrial and logistics activities. The strategically important logistical location of the Port of Rauma supports the business development of both current and future operators,” says Juha Lehtonen.

We have acquired the Elo shopping centre in Ylöjärvi, in the Tampere region.

Elo is an established retail property with over 20 tenants, focusing on grocery retail complemented by specialty stores in fashion, home décor, and leisure. The property’s anchor tenants include K Citymarket, Jula, JYSK, and McDonald’s.

“Elo is an excellent addition to our retail portfolio thanks to its location, strong anchor tenants, and its role as a convenient everyday shopping centre,” says Antero Toponen, Director of Business Development.


Scandic Meilahti – a new addition to Balder’s growing hotel portfolio

Balder has acquired the Scandic Meilahti hotel in Helsinki from LähiTapiola.

The property’s main tenants are Scandic and HOK-Elanto (S‑market). Part of the hotel premises is sublet by Scandic to HUS, which uses the facilities for its family accommodation and patient hotel operations. The building also houses Restel, which operates the Burger King restaurant as Scandic’s second subtenant.

With this acquisition, we expand our hotel portfolio in the Helsinki metropolitan area to a total of three properties.


The first property transaction of the year

Balder has kicked off the year with the acquisition of eight modern warehouse and production properties. These highly energy‑efficient assets are located mainly in areas already familiar to us across Finland. The Helsinki metropolitan area was further strengthened with two new properties in this segment.

The properties are occupied by single users, and current tenants include well‑known operators such as Euromaster, Ahlsell and Doka.

The transaction reinforces Balder’s position as an owner of high‑quality warehouse properties in Finland.


Seinäjoki Logistics Centre Transferred to Balder’s Ownership

Balder has acquired a modern and versatile logistics property of approximately 11,000 m² in Seinäjoki. The property’s tenants include Huhtala Logistics Oy, Kesko Oyj and HalpaHalli Oy.

The site has been developed with a strong focus on energy efficiency and sustainability, utilising geothermal heating as the main heating method and recovering waste heat from the refrigeration systems. Charging stations have also been installed in the yard area for delivery vans and heavy vehicles.

The location of the property serves exceptionally well for the storage, distribution and transportation of food, parcels and other goods.

The charging infrastructure invested in by Kesko strongly supports the transition towards low‑carbon transport solutions.
